A short history of Building Information Modeling, the software which has disrupted traditional methods of representation and collaboration in architecture. Building Information Modeling is a term which became ubiquitous in the design and construction fields across the last 20 years, but where did it come from? The narrative is rich and complex with players from the Across the world competing to make the perfect architectural software solution to interrupt 2 Dimensional CAD workflows. The advantages of an architectural design model linked to a relational database have been shown to be extremely valuable, with builders, Architects, Civil Engineers becoming the primary drivers of BIM technology in the recent years of progress in the technology.

This development answered a need in the architectural industry to be capable to change drawings on several scales and across fragmented drawing sheets. The amount of hours which are needed for the creation of drawings has diminished steadily with time. The improvement in productivity has risen in concert with computer technology which has automated tedious tasks in all disciplines.

The latest trends in the BIM further extend the concept of BIM into facility management where, the ERP softwares may use 3D BIM interface, store the important information like insurance, warranties in model, quantify the Asset Price and depreciation it will recieve and record all the maintenance records of Building Facilties in one BIM model. which then would be considered as building record model. Such an integration would helf the facility manager to reduce the turnaround times, reduce the maintenance cost, and increase the building performance. So use of the BIM is not only in Building Design and Construction, but also in Maintenance, Operation and Building Lifecycle.

Which BIM Software is Ideal, Although there are many softwares available which are developed for general purpose building , some are developed for specialised building type Example Residential, Industrial etc. Also the BIM software developer has tyllpically has two challenges , that the interface should be user friendly but also all the functions and complexities associated with the BIM modelling should be addressed, so that maximum data can be processed. Today when we retrospect the progress of BIM technology, we can conclude that BIM is the one of the essential tool for designers, managers in a collaborative workspace, and further more and more organisations will aknowledge it as an essentail tool for building lifecycle management.
